Let me start by saying that...Review From Modern Messagesubmitted by Morrisa D. - |Recommended: YesLet me start by saying that everyone in every apartment building experiences something a little different. Specific apartment because they’re all different , neighbors, which floor you live on, your tolerance level, apartment staff you contact some people don’t have people skills , etc. all play a role in a tenant’s experience. That being said, I will continue with MY review. I love my apartment—especially the space and the layout Anywhere else I’ve checked was more expensive and offered much less space. I’ve only had minor issues within my apartment over the course of my two year stay. My work orders are being taken care of in a timely manner and communication regarding the work orders has improved tremendously. Although over the course of my 2 years, I’ve had problems with my A.C., it hasn’t been awful enough to make me leave. I’m hoping that this will be on their list of building improvement projects. Speaking of, we have new owners and they came in like a wrecking ball—even changed the name There have been numerous upgrades inside and outside of our buildings—rooftop amenities upgraded, play area for children, grills with nearby seating, landscaping work, outside lighting, gym equipment additions, party room amenity upgrade, and some others that I’m forgetting, possibly don’t even know about, and some that are to come. Emails are used to communicate with residents. These emails are very informative. We have a concierge desk that is open until 7 30pm most nights. I have two problems with this— 1 This is where most of our packages are left. 2 This is where we get parking passes for visitors. Towing begins at 11pm. You can’t plan every visit, so this can be a bit frustrating. As far as resident parking, I’ve never had trouble finding a park in the parking garage. I am especially grateful for the garage on really cold, really hot, or on rainy days. Regarding cleanliness, there is a cleaning staff that comes in each weekday not sure about weekends and cleans community areas including elevators. Sadly, there are some tenants who don’t always clean up after their dogs. I wish there was a way to hold those pet owners accountable. Unfortunately, there’s no way to determine pet owner based on pet poop. A few last things... The number of false fire alarms has decreased. We’ve had several water shutdowns, but they were all done at reasonable times, we were notified in advance, and it was always done in an effort to make improvements. I can’t speak about the pool because I’ve never been to the pool not my thing . The convenience store downstairs is...dare I say...convenient We have received information about many other improvements that are to come As we all know, no place is perfect. But for now, ARRIVE 2801 is perfect for me.

Packages constantly given to the wrong person and or just just disappear into the void. The leasing staff are friendly but follow through needs some work. The garbage hanging in the trees behind the townhouses isn’t pretty disgusting.

Arrive 2801 has serious iss...Review From Modern Messagesubmitted by Carlo Z. - |Recommended: YesArrive 2801 has serious issues with its repair crew, it’s maintenance crew and its premise security. I have filed three maintenance repair claims and all have generated issues. The first one was filed in May and was not addressed until I threatened to take legal actions. I had the front door to my apartment with a faulty lock for weeks with the potential of anyone entering the apartment and taking my property. My other two repair petitions have remained unattended since beginning of July. I have not even received a response from the management office informing me what the status of the repairs is. The repair and maintenance team needs to address repair petitions promptly. The lease contract speaks of a “reasonable time”. One month without addressing my repair claims is unreasonable. As to maintenance, I have pictures of the parking and garage trash cans filled to the brim and a corner in the parking lot next to the dog park and another inside the garage lot with piles of trash that offer foul smells without being disposed of for weeks. Furthermore, on two Saturdays I have had to use the freight elevator near the convenience store for delivery crews to bring furniture to my apartment. For almost a week or more, the passage way to the freight elevator has been blocked with trash and maintenance carts. The delivery crew and I had to move boxes, trash and carts to the side to be able to have access to the elevator and uncomfortably use the elevator to bring the furniture to my apartment. I have pictures. As to security, in May of this year I notified the management that after a power outage I noticed that the building has no emergency lights in the hall ways or in the stairways, in violation of city ordinances. No action has been taken. Furthermore, my contract requires the payment of a parking fee to use the garage, yet because the access to the garage lot is always open , anyone can enter and use the parking lot without having to pay what I pay. Also, fixing the garage access doors should not be burdensome. Please fix the garage doors and require that only residents have access to the garage parking lot and that our property is secure. As to security, also note that anyone can have access to the apartments because the doors that give entry to the building do not require the use of a key knob or a key by a residen. On weekends and weeknights, food delivery men, advertisement boys delivering flyers, and non-residents stroll through our apartment floors. Instead of investing in furniture for the lobby, why not invest in securing the entrance doors to the buildings and the garage doors Or buying emergency lights for hallways and stairwells in case of future power outages As to the leasing office personnel, the young crew of new employees needs to be trained in being more customer-service oriented. In my interactions with the new crew they always have a defensive tone and always offer excuses instead of finding solutions the leasing office is closed sometimes during announced business hours and I have had issues separating the freight elevator to move in furniture. Finally, when I decided to rent an apartment in Arrive 2801 in April of this year, I was caught between two additional choices that were equally competitive. I chose Arrive because the manager who showed me the model apartment promised an activity room next to the lobby, a roof deck, and a business center. He stated it would come before I moved in in May. It’s August tomorrow and they are still not ready. On the other hand, I do acknowledge that progress has been slowly achieved in some areas painting of building purchase of decorations for lobby better communication from the leasing office and the concierge with the residents plumbing repairs and remodeling of apartments. But this progress does not address other urgent areas such as security and reparations. I finish my lease in one year. If things continue to be the same, It will be “once and done” for me in Arrive. Other locations here in Alexandria are more competitive. Arrive can be better, it just needs a proactive management team that listens to the residents and that does not stop being customer-service orientes after the lease is signed.
